Can Mould Exposure Aggravate Lyme Disease?

Growing scientific research and clinical experience suggest that prolonged exposure to damp, mould-contaminated buildings may significantly increase the inflammatory and immune burden experienced by many people living with Lyme disease.

Lyme disease is caused by infection with Borrelia bacteria transmitted through infected ticks. Mold does not cause Lyme disease. However, modern research is increasingly focusing on the role of chronic inflammation, immune dysregulation, neuroinflammation and environmental factors that may influence the severity and persistence of symptoms experienced by some Lyme patients. As scientific understanding continues to evolve, increasing attention is being given to how environmental exposures may place additional stress on an already compromised immune system.

Occupants of damp buildings are exposed to far more than visible mould. Airborne mould spores, microscopic fungal fragments, microbial volatile organic compounds (mVOCs), fungal allergens, contaminated dust and other microbial by-products may all contribute to a complex indoor environment capable of promoting inflammation and respiratory irritation. The Combined Environmental Burden

Mould exposure is not limited to breathing visible mould spores. People living or working in water-damaged buildings may be exposed to several fungal and bacterial components at the same time. For an individual already dealing with Lyme disease, immune dysfunction or persistent inflammation, this combined environmental burden may significantly aggravate fatigue, cognitive difficulties, headaches, respiratory irritation, joint discomfort, sleep disturbance and general wellbeing.

Airborne Mould Spores

Mould spores contain allergens and other biologically active material capable of triggering respiratory irritation, allergic responses and inflammation. Indoor overabundance may occur where mould is growing behind walls, inside cupboards, beneath flooring, above ceilings or within other concealed damp building materials.

Hyphal Fragments and Residual Mould Particles

As mould grows, dries, is cleaned or becomes disturbed, microscopic fragments of fungal hyphae may break away and enter the air. Dead spores, fungal cell-wall material, allergens and contaminated dust can also remain after inadequate cleaning. Killing visible mould is therefore not the same as physically removing the remaining fungal contamination.

Microbial Gases and Mycotoxins

Actively growing mould can release microbial volatile organic compounds, commonly known as mVOCs, which contribute to the characteristic musty smell found in damp buildings. Certain mould species may also produce mycotoxins under suitable environmental conditions. Exposure varies according to the species present, the building conditions, the contaminated materials and the route through which occupants come into contact with them.

Actinomycetes and Water-Damage Bacteria

Water-damaged buildings may also contain Actinomycetes and other moisture-associated bacteria. These organisms and their fragments may become part of the contaminated indoor dust and airborne particulate burden. A complete environmental assessment should therefore consider both fungal contamination and bacterial indicators associated with prolonged dampness.

Environmental and Medical Testing

No single test provides a complete picture. Environmental testing must be interpreted together with the building inspection, moisture evidence, visible mould, odour, occupant history and the medical findings of an appropriately qualified healthcare practitioner.

Testing Relevant to Complex Lyme and Mould Cases

  • Professional mould inspection: identifies moisture intrusion, concealed growth, building defects and environmental conditions sustaining contamination.
  • Airborne mould sampling: evaluates the concentration and composition of mould spores present in the indoor air at the time of testing.
  • ERMI testing: analyses settled dust using DNA-based testing to identify and quantify selected mould species associated with water-damaged buildings.
  • Actinomycetes testing: investigates moisture-associated bacteria that may form part of the environmental burden in chronically damp buildings.
  • Urine mycotoxin screening: may be requested by a qualified medical practitioner as one component of a broader clinical investigation. Results must be interpreted in the context of exposure history, symptoms and other medical findings.
  • Organic Acids Testing — OAT: may provide a healthcare practitioner with additional information about metabolic patterns, nutritional status and selected microbial markers. It does not independently diagnose mould illness or Lyme disease.
